What Are the Resale Opportunities in Tampines with Potential HDB Upgraders? (Part III: Tampines)

November 30, 20234 min read

In the final instalment of our three-part series (refer to Part I and Part II), we delve into the potential for HDB upgraders in the Tampines area.

With five BTO projects set to reach MOP in 2027, it has the highest number of HDB upgraders compared to areas mentioned previously.

Not only that, Tampines also holds significant growth potential. Positioned between the Paya Lebar airbase, slated for relocation starting in the 2030s, as well as Changi Airport with its existing four terminals and the upcoming completion of Terminal 5 in the mid-2030s, the area presents a promising landscape for future growth.

In this analysis, we will compare two executive condominium (EC) projects that are adjacent to each other: The Tampines Trilliant and CityLife @ Tampines.

The Tampines Trilliant

The Tampines Trilliant, completed in 2015, comprises a total of 670 units and is considered a larger development. It features a range of amenities including swimming pools, a tennis court, gymnasium, and children’s playground.

Situated in close proximity to Tampines MRT station and the adjacent shopping malls, the development offers a unit mix comprising 3-bedroom, 4-bedroom, and penthouse units.

Our focus for comparison will centre on the 3-bedroom units in both The Tampines Trilliant and CityLife @ Tampines.

The 3-bedroom + utility unit in The Tampines Trilliant spans 1,012 sqft (94 sqm). Designed with efficiency in mind, the unit features a compact layout that optimally utilises the entire space, minimising walkways and dead spaces.

This dedication to maintenance contributes to the lasting visual appeal and overall desirability of The Tampines Trilliant for residents and prospective buyers alike.

CityLife @ Tampines

CityLife @ Tampines, completed in 2016, emerged a year following The Tampines Trilliant and is equally expansive, featuring a total of 514 units.

CityLife @ Tampines has a central lap pool that seamlessly integrates with the children’s pool, aqua deck, and spa pool instead of having multiple separated pools.

Notably, the design incorporates an infinity edge separation between the lap pool and children’s pool, creating the illusion of an infinity pool and contributing to the development's distinctive and appealing features.

In its positioning as a hotel-inspired luxury EC, CityLife @ Tampines elevates the living experience with a hotel-style clubhouse and resort-style landscaping.

This development goes beyond traditional offerings, providing concierge services and complimentary WiFi in common areas, emphasising a premium and sophisticated lifestyle for its residents.

Situated adjacent to The Tampines Trilliant, CityLife @ Tampines enjoys exceptional accessibility to Tampines MRT and the surrounding three malls.

The development offers a diverse unit mix, including 2-bedroom, 3-bedroom, 4-bedroom, SkySuite, and Penthouse units.

Comparing the 3-bedroom units, CityLife @ Tampines boasts a larger space at 1,098 sqft (102 sqm). However, the layout may differ as there is some walkway space near the entrance and a sizable aircon ledge, indicating the space is not very well utilised as compared to The Tampines Trilliant.

Despite being completed in 2016, a year later than The Tampines Trilliant, CityLife @ Tampines exhibits a comparatively lower level of maintenance in comparison to its counterpart, The Tampines Trilliant.

Considering the more luxurious amenities, CityLife @ Tampines may have a higher maintenance fee compared to The Tampines Trilliant. This factor could potentially render The Tampines Trilliant slightly more attractive to prospective buyers seeking a balance between affordability and desirable features.

Comparative Price Analysis

We will now proceed to compare the capital appreciation of the three-bedroom units in both projects.

As illustrated, the capital appreciation for three-bedroom units in The Tampines Trilliant is notably higher at 86.8%, surpassing CityLife @ Tampines, which stands at 73.4%, which makes The Tampines Trilliant slightly more attractive.

Considering the superior unit layout, closer proximity to the MRT, lower management fees, better maintenance, and notably higher capital appreciation, The Tampines Trilliant emerges as a more favourable investment option in the Tampines area when compared to CityLife @ Tampines.

This article concludes the three-part series on opportunities for a substantial pool of HDB upgraders.
